It is horrible to think this but .. IF is it at all possible... that this explosion was a sabotage by clear up beach front real estate to build shiny properties for profit?

Not every time. Many of these intentional and secret destructions are done by well-paid mercenaries to make it look like just accidents. Things like warehouse fire, record room fire, old buildings fire are caused frequently. That is why insurance investigators do not accept police records. They do their own investigations.
