Nothing will contain tree roots. The trees suffer and the sidewalks and parking lots have to be replaced. I've seen condo complexes where they planted redwoods and evergreen ashes, right next to structures! Of course, after the developers are long gone, SOMEONE has to pay huge bucks to cut these monsters down.
